When is the best time to sell my home?

Typical thought is that the spring months are the best time to be selling a home. At the lake however, homes are sold every month of the year. Selling a home during the fall and winter months may have some advantages over the spring. Savvy buyers may be looking for lower competition and less market pressure.  Give me a call and we can take a look at trends over the year to find the perfect time to put your home on the market.

How healthy is the real estate market currently?

One of the most important indicators for a healthy the real estate market is average days on the market. The average days on market can indicate to a seller how quickly homes are selling when listed.   Over the past year, the average days on the market for both Lakefront and Off-shore homes has significantly decreased.  Contact me and I’ll give you the current average.

What is the difference between a list price and sale price?

The list price is the price a home is currently listed for sale at. The sale price is the price a home is sold for.  I watch the market closely, research past comparable sales, and will work very hard to list your home at the best price for you.

How do I determine how much my home is worth?

The easiest way to determine the value of your home is by completing a comparative market analysis. A comparative market analysis is an evaluation of recently sold, similar sized homes over the past year. I will consider many features of not only your home but also the local area and neighborhood when he generates your home’s comparative market analysis.  A CMA typically includes a report of:

Square footage
Number of bedrooms/bathrooms
Upgrades/remodels
Quality of windows and building materials
Roof age and condition
Lot features (parking lot, deck, dock)
Location of lot
Style of home (craftsman, mid-century modern, Cape Cod)
Flooring type (carpet, tile, wood floors)

What is a contingency?

A contingency is a provision included in a sales contract stating that certain events must occur or certain conditions must be met before the contract is valid.  Real Estate deals can be complicated and may include contingencies.  Let my experience help you when dealing with contingencies.

Should I leave my appliances and furniture when selling my home?

The decision whether to include appliances and furniture is ultimately up to you. But keep in mind that appliances and furniture do not add much value to a home since appliances are considered personal property. Also, many people selling and buying homes want to revamp their home’s style with new appliances and furniture, so negotiation in what you leave on the property is always possible when selling your home.
