Spring Maintenance Checklist For Outside Your Home

While the Lake of the Ozarks didn't experience a harsh winter this year, there are still a few things you should do to ensure your home is ready for the upcoming summer season. Take advantage of the beautiful spring weather to get some maintenance done on your home. Here are a few things you can do this spring for your Lake of the Ozarks home:

- Get the gutters cleaned and repaired. Take a look around the outside of your home for any loose or leaky gutters. Improper drainage can lead to water damage in your home. Make sure the downspouts drain away from the foundation. In addition to checking the condition of the gutters, be sure they are clean and free of debris to ensure they will work properly during the spring rain.

- Inspect your roof. Winter storms can be hard on your home. Take time to inspect your roof and ensure there are no missing or damaged shingles. Winter isn't the only season that can be hard on your home's roof. The summer sun can damage roof shingles as well. Shingles that are cracked, buckled, loose and, of course, missing need to be replaced. While inspecting the roof, check the condition of the flashing around plumbing vents, skylights and chimneys.

- Examine the chimney. If you have a chimney, check to ensure there are no signs of damage. In addition, have the flue cleaned and inspected by a certified chimney sweep.

- Check the concrete for cracks. Inspect concrete slabs for signs of cracks or movement. All exterior slabs should drain away from the home's foundation. Spring is also a great time to power-wash and re-seal the concrete.

- Get AC unit serviced. Spring is the best time to have your AC unit serviced to ensure it is ready for the summer heat. If there's any issue with your system, you can get it fixed now before you really need it.

- Ensure power equipment is working properly. Make sure your gas and battery powered lawn equipment is ready for the spring and summer lawn care season. Clean the equipment and if needed, sharpen the cutting blades to make your yard work easier.

- Repair exterior walls. Whether you have wood siding, stucco or brick, look for trouble spots, especially under eaves and near gutter downspouts. Water stains normally indicate a problem with your gutters not draining properly. If you have wood siding, ensure there are no openings or damaged areas, as they could be an invitation for critters to nest in your home.

- Cut back trees and shrubs. Spring is a great time to trim branches from bushes and trees away from your home. It's best to do it early before leaves grow, as you can easily see what you need to trim. It's best to keep branches at least 5 - 7 feet away from your home to avoid any moisture being built up on the roof or siding, plus it can deter squirrels and raccoons from getting into your home.

- Repair windows. It's important to ensure your windows are sealed before the summer season. Leakage around windows will let the hot summer air in and your cooled air out. In addition to ensuring they're sealed up, also check that there is no damage to the screen to make sure bugs don't make their way inside.
