Spring Home Maintenance Tasks For Inside Your House

It's officially springtime! In addition to your spring cleaning ritual, there are a few home maintenance tasks you should consider doing as well. Last week, I offered a checklist of what you should do this spring for your home's exterior. This week, your Lake of the Ozarks real estate agent takes a look at tasks you can do inside of your home.


Replace Smoke Detector Batteries

Ensuring that your smoke detectors are properly working is an important part of keeping your family safe in your home. Make sure your smoke detectors are properly working by testing them regularly using the test button on the system. In addition to regular testing, it's also best to replace the batteries every 6 months.

Change The Air Filter

With the change of seasons, comes the thermostat being switched from heating to cooling. Make sure you're not overworking your AC unit by replacing the air filter regularly. A dirty air filter can lead to serious issues with your HVAC system. If you have pets, children or you're a smoker, you may need to change your air filter out more often. In addition to changing the air filter, it's also best to have your AC unit serviced during the spring before the busy summer season.

Check Water Heater Elements

The Lake of the Ozarks has extremely hard water, so it's important to regularly check the water heater's elements to ensure your home has hot water. It's best to check your elements every 6 months, maybe sooner depending on the age of your water heater. If they are full of lime and calcium build up, you should give them a good cleaning or if necessary, replace them completely. If your elements are calcified, your water heater will have to work harder to provide your home with hot water. Over time, they will eventually become faulty and will need to be replaced.

Clean Out Dryer Vents

While you may clean out the dryer itself for lint while doing loads of laundry, it's important to get behind the dryer and clean the vents for lint at least once a year. However, if you have a large family and do many loads of laundry, you may need to clean the dryer vents more often.

Inspect Faucets For Leaks

Spring is a great time to check for leaky faucets, clogged drains and sweaty pipes Check under the kitchen and bathroom sink to ensure all the connections on the pipes and hoses are properly sealed. In the kitchen, look for any wetness around the dishwasher for signs of an existing or potential problem. In the laundry room, check around the washing machine hose for cracks, bulges or dampness.

Search For Mold

Mold is something homeowners at the Lake of the Ozarks will likely have to deal with at some point, especially with a lakefront property. Outside the home, you will find mold on decks, siding and roofs, but homeowners should also look for mold inside the home. Luckily, if you're proactive, you'll be less likely to run into major mold issues. If you have a two-story Lakefront property, the lower level, or walk-out area of the home is susceptible to mold, as they are usually built into the ground and usually do not have good ventilation. In addition, if the lower level of your home has a laundry area, it's best to regularly check the area for mold.

Spray For Bugs

It's that time of the year! The warm, spring weather will be bringing out all the bugs. Stay on top of it by having your home sprayed by a professional pest control company. From spiders to wasps, the Lake of the Ozarks is home to many different insects. Make sure you're not sharing a roof with them this spring and summer by hiring a professional exterminator to spray your home and yard.
