PART TWO: Staging Your Home On a Budget
If you’re selling your home at the Lake of the Ozarks, you know it’s important to stage your home. Though making your home look like a photo in a magazine would be ideal, it’s just not realistic for most of us. It’s important to understand why you’re doing what you’re doing, so read on for a few more of my tips along with my explanation.
Give Purpose to Your Rooms
The last thing you want your home to feel like is a maze. When you host an open house or when buyers take a tour, they will be walking through your home. Each room in your home should have a distinct purpose, and your staging should reflect that. If your living room has a television, make sure the screen is visible when sitting on each piece of furniture. The layout of your home shouldn’t leave buyers scratching their heads – make it make sense!
To-Do: Take a walk through of your own home. Is it confusing or awkward? Try rearranging the furniture in each room to better communicate the room’s ultimate purpose.
Think About Scents
Many things can turn off a potential buyer from your home, but a large concern can be how your home smells. Each house has its own scent, but it’s a good idea to work towards the generic “clean” smell. If you like to cook bacon or have indoor pets, it might be a good idea to consider an air freshener such as an essential oils diffuser or wax-melter.
To-Do: Try using baking soda to remove pet odors from rugs, carpets, and furniture. If your garbage disposal is smelling foul, try dropping in and grinding a lemon rind. Be sure to take out the garbage daily so odors don’t linger.
Invest in an Inexpensive Storage Unit
One of the biggest things potential buyers look for in a new home is SPACE - Storage space, closet space, living space, etc. By renting an inexpensive storage unit, you can begin to move some of your things early, allowing for more space to be shown in your home. If you remove unneeded items from closets and storage areas, it will open up your home and make it feel even more spacious to potential buyers.
To-Do: Move all seasonal clothing and non-daily linens and sheets to an inexpensive storage unit. Also move any unneeded furniture and decorations to the unit, freeing up even more space in your home.
