PART ONE: Staging Your Home On a Budget
It’s pretty common knowledge that you should stage your home before listing it. Though it’d be great to get our homes to look like they came straight out of a magazine, that’s just not realistic for most of us. If you’re living in your home while you’re trying to sell it, it’s not logical to try to remove absolutely everything! As your trusted real estate agent at the Lake of the Ozarks, I’m here to help. I have a few tricks up my sleeve when it comes to staging your home on a budget, even if you’re still living there. Read on for part one of my two-part series.
To-Do: Stay on top of your landscaping (mowing, weed-eating, gardening, etc.). Planting some flowers will help brighten up your home. If your porch, deck, or siding looks dirty or covered in mildew, take an afternoon to powerwash it. New hardware, such as house numbers and a door latch, will help give your home an updated, cohesive look.
To-Do: Try to pack up family photos, memorabilia, and keepsakes. It’s okay to leave out one or two sentimental photos if necessary - you are still living there!
To-Do: Open up the entryway by turning all the lights on and opening any blinds. Try your best to hide coatracks, shoe racks, and other utility items. Consider adding a small bench or vase with flowers. If your foyer needs to be repainted, do it!
By trying out these simple and inexpensive tips, your home will look fantastically staged in no time. If you’re ready to sell your home at the Lake of the Ozarks, give me a call. I can help provide more in-depth advice on staging your home and help market your property. It’s my job as the best real estate agent at the Lake of the Ozarks to help you through the process of selling your home from start to finish! Look out for Part 2 next week of this two-part series.
Boost Curb Appeal
The outside of your home is the first thing that your potential buyers will see. There are several things you can do to boost curb appeal, and the most important things will cost next to nothing. Keeping a nice, neat exterior will draw buyers in and keep your home in the back of their minds. It also helps the buyers feel that they won’t have to do much updating once purchased.To-Do: Stay on top of your landscaping (mowing, weed-eating, gardening, etc.). Detach Yourself from the House
One of the most popular staging tips out there is to remove as many personalized items from the house as possible. This can be a difficult and emotional task for understandable reasons. Moving can often be emotionally trying but beginning to detach from the house can help the process for you. It also helps potential buyers be able to picture themselves in the house. It’s important to try to make your potential buyers feel like they are in their own future home, rather than walking through a house that’s still yours.To-Do: Try to pack up family photos, memorabilia, and keepsakes. Beautify the Entryway
First impressions are everything. If you’ve hooked them with your fantastic curb appeal, next is your foyer. The goal is to capture your buyers from the very beginning. The entrance and exit to your home more than likely get the most foot traffic, so keeping this area clean is a must. This is the area that potential buyers will see twice, so make it count.To-Do: Open up the entryway by turning all the lights on and opening any blinds.
