Anything after Labor Day at the Lake of the Ozarks is practically considered "off-season." We still have great local events, many of our restaurants are still open, and it's not too cold to get out on the water for a joy ride. However, our vacationers start packing up around this point, and other than the guests who love golfing in cooler weather, we tend to see a lot fewer people around the Lake after this time. If you've always dreamt of moving to the Lake of the Ozarks and securing your dream vacation home, this could be the perfect time to do it. Here are a few things you should remember and consider as you shop around and find your Lake of the Ozarks home.


The Market Can Be Great

In many cases, buying a home in the off-season can be a great time! There are generally fewer buyers (though there will always be some), to compete with. You may have better chances of securing the house you've been eyeing, or at the very least you won't have all of the competition and bidding wars.  Whether you're looking for a beautiful lake home at the Lake of the Ozarks or a cozy hunting cabin in the woods - there are plenty of different options around here.

The Curb Appeal May Not Always Be as Nice

That's not to say that it won't be nice in a few more months, but just remember that in the middle of winter, Missouri lawns aren't going to be gleaming. When shopping for homes in the off-season months, the gardens and curb appeal aren't going to be what you're shopping for, but you can spend plenty of time examining the inside of the house. It's also a good time to check out the dock if the home has one. The lake is generally lowered in the winter, and unless the home is on the main channel, you will probably get to see more of the dock than you would during the summer months. Take advantage of this opportunity, and look it over to make sure you don't see any wear or tear that you weren't expecting.

Off-Season Sellers May Be Eager

You never know what someone's motives are for selling a home at the Lake of the Ozarks. There is a chance, though, that if they are selling in the offseason, they may be highly motivated to get the home off their hands in a hurry. If a seller is taking their time selling their home, they may wait until summer when there are more people around to see the home. If a seller is eager to sell their home, then that could be great news for you as a buyer, because they may be more willing to negotiate.
