ATTENTION BUYERS: Check These Things Out Before The End of Your Final Walk Through

We have talked a lot about 2019 coming soon and how this may be the year you decide to either purchase your very first home or a second home at the Lake of the Ozarks. Either way, there are key things you should be looking for when going through a final walk through when purchasing a home and an expert real estate agent at the Lake of the Ozarks can help guide you through what those things are. If you are interested in finding the best home for your money at the Lake of the Ozarks, as an experienced real estate agent in Lake Ozark, I'd be happy to help you. Let's take a look at some of the key things you should check out before the end of your final walk through.

Do ALL of the Appliances Work?
While the home inspection checks all of the appliances in the home, it doesn't hurt to double check. Make sure all appliances that are being sold with the home are present. It's not uncommon for a home to be sold with appliances, but it's important to make sure the agreed upon equipment is present.

Does the Plumbing Work Properly?
During your walk through, flush the toilets and run all water fixtures possible. This can help catch any leak that may have sprung up between the inspection and now. It's more so important to run the water in a vacant home, because it's likely that no one has been in the home to verify it is still working.

Does the HVAC System Work?
Like all home systems, it's vital to double check the heating and air is working properly. Although this was also checked during the inspection process, that could have been weeks ago - allowing time for a home system to break down. The last thing you want is to notice the air conditioner is NOT working, after you've already started moving your items in after closing.

Do the Garage Door Openers and Keys Work?
When purchasing a new home, it's important to make sure the exterior entrances work properly. Double check that the keys work on all exterior doors and a garage door opens (if the home has one) as it should. It's also important that you have all copies of the door openers and keys to the property.

Do All the Lights Turn On?
It's important to make sure the basic home lighting is still in tact. Flip the light switches on and off, the make sure they are accurately working. Also, double check the light fixtures to make sure they are still in the same condition as they were during the previous home tour or home inspection.
