The Autumn season has a certain allure to many people. Changing seasons can bring about excitement, but they can also be a wonderful time to change up your home. If you’re selling a home at the Lake of the Ozarks, fall staging can be a great way to spice things up (literally!), and give your home a bit of a facelift from the summer. Here are a few things you can keep in mind as you stage your home for the fall season.


Staging is Not Decorating

It’s important to start off with this key fact. Staging and decorating are different. Decorating a home who's off the homeowner’s personality through the decor. Staging, however, is arranging and preparing the home to showcase it’s best feature for sale. While staging for fall, consider all of the elements of this season that could make your home less than appealing and work from there. While you will want to appeal to the senses through fall feels, you will want to keep fall decor and scents only to a minimum. Just enough to add the touch of whimsy, without overpowering a buyer. Embrace the Fall Feels

Use small bundles of cinnamon sticks scattered around your home for a very lightly scented aroma. This is the perfect way to influence the scent of your home without overpowering. Be careful that you don’t use too many scents, you don’t want it to smell like you’re hiding something.

Improve the Curb Appeal

Outdoor staging takes on a new meaning depending on the season that you’re in. In Autumn, the leaves are amazing - until they fall all over your yard. Start by raking the leaves, cleaning out the gutters, placing a few fall annuals around the gardens, and power washing windows and patios. This can make a huge difference in the fell around your home as a potential buyer approaches.

Keep Everything Light

The one downside to selling your home through the fall and winter months is that you have much less daylight to work with. It’s obvious that daylight will show off your home the best, but you can still make use of the darker times of the day. If you are showing in the evenings, make sure to use candles and lamps to light the darker corners of your home. You don't want things to look hidden in corners. If your home will be shown during the day, make sure the curtains are open and you are letting in as much natural light as possible.

Use Fall Accents

I’ve saved this for last because this shouldn’t be your main focus as you stage during the fall season. However, it can still be a fun aspect of staging, and it can give your home a more comfortable and appealing air. Keep things simple, attractive, minimalistic, and tasteful. A small, decorative bowl of branches, berries, or even pumpkins on your counter or table can be the perfect accent for a room. If you already planned on repainting the rooms, keep them warm and inviting, but very neutral. This is good for any season, but browns and beiges can be very warm and inviting during fall.
