What Happens During an Inspection?

If you’ve ever bought or sold a home, you know an inspection usually takes place. The inspection will typically happen between making an offer and closing on the home. This week’s blog will cover the ins and outs of a home inspection, in regards to a real estate transaction.

Introduction


At the beginning of an inspection, the real estate agent and buyers will meet the inspectors. Then they will get familiar with the property and hear out any concerns you, the buyer, may have. After the introductions have been made, it's time for the inspector to get to work!

Inspect Interior


Many times the inspector will start on the interior of a home. They will travel room by room and look over the structural, electrical, plumbing, and overall condition of each room. Each inspector is different, they may invite you to travel through the home with them, to hear what they have to say about each space. Other inspectors wish to be left alone to focus on the task, with minimal distractions. 

Inspect Exterior


After the interior has been inspected, it's time to move outside the home. From this vantage point, your inspector can view the structural condition of the home. From the condition of the roof to the footings, every detail of the home's exterior will be inspected. 

Review the Report


Once the inspection is complete and your entire home has been looked over, the inspectors will put together a review of what they found. They may give you a verbal review, but a written review will also be created, for both the buyer and seller to look over.

Now What?


Once you have reviewed the report, you may notice some items on the report you want to be addressed. At this point, the negotiations begin again with the seller. You can request a seller fix a certain condition or leave the purchase as is - it is completely up to you.
