Bathroom Updates That Will Add Value to Your Home

The two best rooms to update when you are ready to sell a home at the Lake of the Ozarks are the kitchen and the bathroom.  These most often will give you the highest return on your investment.  You can generally expect to raise the value of your house by at least what you spent on the updates, and possibly more.

January is National Bath Safety Month, so my Lake of the Ozarks real estate tips this week are focusing on that particular room.  These suggested updates are things that you can do to add value to your home.  They range from easy and inexpensive to bigger projects that could require a little help.  Start with the simple fixes and go from there. 


  • Change the look.


Fresh doorknobs and pulls are only a cosmetic fix, but something that really gets noticed.  A fresh coat of paint on the walls is a quick change and won't cost a lot. If you are selling in the near future, buyers tend to like neutral wall colors the best. Changing the original fixtures in the sink and tub will make the room look a lot more appealing too.  



  • Light it up.

Every room looks better when it is well lit.  It makes a big impact on buyers. Update the overhead lighting with a new cover.  Vanity lights around the mirrors are very important to a lot of people, so adding these is a smart update.



  • Consider new floors.  


Porcelain, ceramic, and natural stone tiles are a great addition to a bathroom. Ceramic tile is one of the most popular choices.  It is durable, waterproof, and stain-resistant.  Vinyl is a budget-friendly option and is easy for the DIY type.
      


  • Go green.


Replacing your current toilet with a low-flow option is a great way to attract buyers.  If you already have one of those, install a dual-flusher to save even more water.  Low-flow shower heads can cut the amount of water used in half, and they are fairly inexpensive and easy to install.    



  • Keep it clean.


Proper maintenance is always the best way to keep the rooms in your home looking their best and in good working order.  Removing rust stains, cleaning the grout, and applying fresh caulk in a bathroom can sometimes make it look like you gave the entire room a makeover.  If you aren't ready to install a new toilet, simply replace the old seat with a new one.  These small changes make a huge difference.
