9 Tips for Staging Your Home To Sell

Staging your home is a very important part of the home-selling process.  I have picked up some really great tips through my experience as a realtor at the Lake of the Ozarks.  Doing these 9 things will make your house much more appealing to the eye and entice buyers to want to live there.  This can get you a higher price and make the place sell more quickly.  

Curb Appeal

You only have one chance to make a first impression, and the first thing that potential buyers will see is your yard and front door.  Make sure the grass is well manicured, and the walkway is clean and clear.  Flowers always add beauty to the front of a home.  If you don't have any planted, add some flowerpots near the entrance.  Powerwash the siding of your home so that it is bright and clean.  Make sure trash bins are out of site and garden hoses are put away.

Clean and Spotless

You don't want your house to just be cleaned up.  You want it to be immaculate. Make sure everything in site is scrubbed.  A professional cleaner may be a good idea to get you started, so then you just have to make sure to maintain the upkeep.  Make sure that you clean up dishes immediately after you eat, and leave the bathroom looking like a spa.  The soaps on display should be new and unused, only fresh, folded towels in view, and no evidence that that particular room is even used.  Also, don't forget the closets!  People are very curious, and they will be looking in there.

Conquer the Clutter

Less is more in most cases when it comes to staging a house.  Pro stagers will often take out over half of the furniture currently there.  All of the knick-knacks should be out-of-sight and everything off of the counters.  You want to de-personalize the space as much as possible while still making it look inviting.  People want to be able to imagine themselves living there and not see it as yours.  Pack away everything that you do not need to use on a day to day basis and store it someplace else if possible.  A storage shed may be necessary for a while.



Accessorize

But don't get rid of everything.  It's important to have some pretty accessories placed strategically around the rooms.  3 items seems to be the magic number.  1 or 5 works fine too, but for some reason odd numbers are pleasing to the eye.  Also, people tend to look at a room like they read a book, from left to right.  Put an intriguing item in the far right corner of a room to draw the eye. Neutral rooms work the best, but be sure to add a pop of color here and there.  Fresh flowers are always an especially nice touch, and set the dining room table like you are about to host a nice dinner, or at least make sure that it has a beautiful centerpiece on top.  


Pull Furniture Away From Walls

Make conversation areas with your pieces of furniture, especially in the living room.  Getting the furniture off of the walls and in groups makes for a very inviting look.


Bedrooms Should Be Gender Neutral

Especially in the master bedroom, make an effort to make it appealing to both men and women. If it is too feminine a man may not be able to imagine himself being comfortable in there, and vice versa.



All Rooms Have a Purpose


You know that room that you never used and ended up as a clutter collector.  Make it into the room it was always supposed to be.  Add the correct furniture and accessories so that buyers can see it as a useful space, making the house a bigger, better deal.  Find creative ways to turn tiny spaces into useful spots.  A desk can be fit under the stairs in a hallway, or a window seat added in a corner.


Let in Lots of Light

The brighter the room is, the better it looks.  Make sure that the windows are cleaned and streak-free, and open up all of the curtains and shades.  (Make sure there is not an eyesore in view outside, though.)  Add lighting to rooms that need it. The goal is 100 watts for every 50 square feet of space. Layer the lighting too.  Vary between lamps and overhead lighting.

Fresh Coat of Paint

If you have the time and energy, a fresh coat of paint is the best way to make a room look brand new.  Customers tend to like neutral colors the best because this allows them to imagine their own style and favorite colrs in the space a lot easier.
